Main Duties and Responsibilities

Role overview:

Onnero maintains a portfolio of leasehold and freehold properties across Australia with an office presence in each Capital City. The National Property & Procurement Manager is responsible for the end to end strategic and operational management of the Institute’s properties including leasing, facilities management, WH&S, project management and strategic planning. The role is also nationally responsible for the implementation and management of the Institute’s best practice procurement policy across the organisation. 

Key Responsibilities: 

  • Leasing: property management of a mixed portfolio of leased, owned, strata titled and peppercorn leased buildings across Australia. End to end lease negotiations with new tenants for property the Institute owns, and leasing on behalf of the Institute as the tenant, ensuring good financial outcomes and alignment with strategic goals
  • Facilities Management: identify and manage all operational maintenance for the portfolio, including contractor management, ESM compliance and risk management 
  • Project Management: project manage fitouts, relocations, CAPEX projects and refurbishments, on time to a quality finish and within budget 
  • Procurement: implement and maintain best practise procurement policy and systems across the Institute. Provide procurement training and development programmes for Institute staff and assist with the tender and contract process for procurement above $25k
  • WHS & Risk Management: develop and manage a national WHS framework alongside P&C to ensure workplace risks are identified and managed. 

Key Selection Criteria:

  • At least 5 years of relevant experience in a similar property management and/or procurement role (preferably with experience of both)  
  • Well-developed verbal communication skills reflecting demonstrated interpersonal, negotiation, presentation and stakeholder management skills  
  • Excellent organisational and time management skills with the ability to prioritise, organise and manage workload to meet deadlines  
  • Advanced written skills to produce quality reports for the Board and associated committees  
  • High level computer literacy skills including experience with property management/accounting software and Microsoft Office suite 
  • Provide a commercially-minded and pragmatic approach to property management and leasing

United Petroleum is Australia’s largest independently owned fuel retail and distribution business with a national footprint. The company is a dynamic and fast-paced environment experiencing significant growth.

We are currently looking for a National Property Acquisitions Manager to lead our Property Acquisitions function. The focus of this role will be to identify and secure new real estate opportunities to grow the United Petroleum network, while also identifying and executing strategic divestments to improve portfolio quality. 

Key Responsibilities Include: 

  • Identify opportunities to grow and improve the network.
  • Undertake appropriate site assessment and market analysis to support transaction business cases and seek senior management approvals.
  • Negotiate with interested parties including real estate agents, developers, vendors, builders, and authorities.
  • Deliver outcomes that include property development/ purchase/ Agreement for Lease structures.
  • Manage transactions from site identification to negotiating a suitable purchase agreement or Agreement for Lease (including a build requirement to company standards) for handover to the internal Construction Department.
  • Ensure thorough due diligence processes to manage transaction risk
  • Monitor and follow up key transaction and project milestones and key dates in all agreements.

The Ideal Candidate: 

  • Minimum 10 years of experience in commercial / retail real estate transactions
  • Demonstrated experience in retail site selection, ideally for fuel, convenience, fast food, automotive or related uses
  • Established network of property developers, agents and investors, with ability to develop and leverage new industry relationships
  • Excellent interpersonal skills with highly effective negotiating skills
  • Ability to negotiate complex real estate contracts involving landowners, tenants, developers, and builders
  • Strong comprehension of development and construction processes, and carrying out financial evaluations
  • Possesses sound market knowledge, with the ability to undertake market research and analysis to assess acquisition and divestment opportunities
  • Experience in preparing submissions and making recommendations to senior management
